Ok you guys, this is a COMPLETE shameless ask and I'm admitting that up front! :)  But today, the 2019 Better Homes and Gardens Top 10 Best Front Yard finalists were announced and I MADE THE LIST.  Now to win the BEST yard, I have to win the popular vote between now and June 19th. I would be so honored if you guys would be kind enough to vote for me.  Here is a before and after! It's my proudest project to date and I'm always looking for the next. Hey @Ryan Murdock!  I do currently have rentals.  I am looking to have some additional buy and holds to add to my portfolio.... So this could work.... but the pay day would be nice too!  I'd reinvest right into some additional props and put my cash back in the bank.  It's a tough decision.... the numbers look good either way to me.  I appreciate your input! Will let you know what I ultimately decide to do.

Hey guys!

This week I won an auction for a foreclosure and can't decide whether to hold it as a rental or flip.  I'm a new-ish investor and would love to get your feedback please.

(Granted this deal still has to close.)


House = 3/1.5 1236 sq. ft. no garage, nice size city lot, desirable neigborhood

Auction won price = $47,500

ARV = $115,000 (potentially $125,000 if I made the 1/2 bath into a full)

Average potential monthly rent for this home = $850 gross, $550 net ($950 gross, $600 net with added bath)

Cost to repair for a rental = $20,000

Cost to repair for a flip = $30,000 (I would fix it up nicer for a flip.)

I will pay cash at closing for this house and will seek an HELOC against another property for the repairs.

What would you do?  Hold or flip? (If I'm missing any info you'd like to know, please ask!) Thank y'all in advance!

Hi Bridgette! Thanks so much for reaching out. I'm just beginning to research that. All my income properties are in other areas. It seems like both rentals and purchases get snatched up pretty quickly. I'll bounce back when I know more.

Hi everyone! Super excited to join the Bigger Pockets community as I have SO much to learn! I am hoping to F.I.R.E. in the near future and plan for REI to be a part of my overall income strategy. I currently have 2 rental properties along with another vacant piece of land I'm looking to develop, and also own my primary residence. Hoping to add 3-5 buy and hold properties to my portfolio over the next year and would like to complete 1-2 flips per year upon F.I.R.E. I'm not looking for REI to take over my life nor am I looking to make a gazillion dollars. Would simply like some steady, dependable income as part of an early retirement strategy.

By day, I'm an accomplished sales executive and by night I love to dream about REI and also blog. Currently reno'ing (what will be) my primary residence...a 1926 Acadian style cottage that was basically falling down upon my purchase. I love Jesus, travel and playing tennis.

Would love to connect with other REIs in the north Louisiana area.
