My tenants are on a month-to-month lease. I am going to sell my condo soon, and I was planning to post the non-renewal notice September 1st. I just got a text from the tenant stating she is now eligible for Section 8, and she wants me to go through the process to be able to accept vouchers. 

Should I tell her via text that I plan to sell, and she should start looking elsewhere? Should I not respond at all and just post the notice today?

Here's the situation:

I am renting month-to-month, and I would like to purchase a home. I already own a condo, which is currently rented. I would like to keep it. I'm shopping in the $150K range. The condo has about $60K in equity. I have about $15K in savings, no consumer debt, and excellent credit. What's the best way to come up with 20 percent down for the new home?

Yesterday, my tenant sent me a picture of a note that was taped to the door of my condo. It basically says "Notice: We have an uncontrollable cockroach infestation. Our half-assed efforts didn't fix it, so you're on your own. Thank you for your prompt and understand(sic) response to this matter. -Condo Assn.".

Tenant says she has not seen any critters in her unit, but that doesn't mean they are not there. She and her family do keep it tidy. I desperately want to avoid them getting in if they haven't already taken up residence and laid eggs. Since I can't locate and set fire to the offending unit, I'm hoping there are preventative steps to keep them at bay. Does anybody have any experience with keeping the cucarachas out of a condo? 

Thanks guys! She owned up to it...sort of. Babbled something about her granddaughter and "it just fell out onto the floor." Sure it did. They always pay on time, otherwise they'd be out yesterday. I'll probably just send someone out to fix it and deduct from the deposit. 

I got a text message from my condo tenant today. She claimed the master bedroom had been broken into last night while she was at home, watching t.v. She said she heard nothing. Attached, was a picture of the broken Window on the bedroom floor. I asked her if she called the police, and she said she hadn't. It sounds incredibly fishy. I'm pretty sure a domestic dispute was behind the broken window, as any sane person would have called the police immediately upon finding out someone broke into her home. The delay in reporting the incident to both me and authorities pretty much destroyed any chance of finding the person responsible. I'm going to call my insurance, but it seems like the tenant should be liable for some of the cost. Has anybody else dealt with a similar situation? Any advice would be greatly appreciated.
