Those sound normal to me. Our appraisal fee on the investment property was also $650, it is true that they are higher. Your appraisal report will include a separate rental comp/market rent rate, etc, report.

The main concerns that come up right off the bat are timeline and quality of materials/work done.

Relationship-wise, the fair thing is to split bills based on a percentage system. (Made up numbers), if you make 60% of the household income, you pay 60% of the household bills (and your GF pays 40%).

As a woman, I'm not touching the rest of this with a ten foot pole.

Personally, I wouldn't expect to receive those when purchasing a short sale (though I have no experience buying a short sale rental).

I highly doubt the bank will care, they're certainly not going to fork over an extra $1k+ for something that's not their fault.

Are you willing to walk from this purchase if you're not going to get these? That's the real question.

How do the units look on the inside?

We are also in the final stages of purchasing a property. There is a security deposit, which will be transferred to us, but in our case, I wouldn't worry too much if there wasn't one. The tenant is very clean and orderly, plus we're planning a gut job after this tenant leaves, in order to update the unit and get market rent.

At this point, even if he did send over the offers today, would you really want to keep working with such an inefficient agent? I would have already found another agent (at a different company) to send the contracts. 

You could have already lost your chance to purchase one or more of these properties within the past few days.
