You don't have to save for retirement OR invest in real estate, you can do both, assuming you have enough funds. There are advantages, and disadvantages, to both methods of investing.

This is pretty common. It happened when we sold our primary residence, the buyers had to stay in a hotel for over a week.

Are you looking to build your own, or purchase from a builder that's building a new neighborhood?

The HOA's are high on the new build neighborhoods here.

I wouldn't pay for the refrigerator. What did they do with the old one? Did they have a licensed refrigerator repairman come out and provide you proof that it was no longer usable? Voluntarily replacing a refrigerator is not a repair, it does not fall under the $300 repair rule (IMO). 

As far as the septic, what was the last time you had it pumped?

Unless the $1350 doesn't include taxes and insurance, you're not going to see much (if any) of a change, at least not in the Orlando area, for a decent neighborhood.

@Andrew Merritt you may want to do some research into the negative sides of a multi-year lease. Especially because you have no history with this (potential) tenant, I would suggest you don't lock her in to a 3 year lease right off the bat.

I'm with @Greg Moss on this. Those numbers are insane.
