@Mary M. great advice!  Actually, this particular property is in Portland, OR where I see you are from.  (I am from Portland, just recently relocated to SD)

@Wendell Fong I think people are saying to pass on them as tenants.  I feel that their credit score and high savings account should count for something...I appreciate you weighing in!

@Trent Epley my thoughts exactly - Their high credit scores bode well for them and they do have a large amount in savings currently as they recently sold a house and are saving for another in 2 years or so.  I'm considering asking for first/last month's rent in addition to security deposit as an added precaution but am wondering if I'm being a bit too lenient.

@Julio Garcia out of curiosity, do you require 3x NET?  I've always accepted gross but have never seen this big a disparity in net vs gross...

I have a married couple prospective tenants that look ideal; credit scores above 800, previous homeowners, etc. Rent is $2400/mo so I require $7200/mo income.  Husband is currently unemployed (due to COVID) and wife makes $10k/mo gross but only $5800 after withholdings.  So they meet the gross income = 3x rent but not the net income = 3x rent.  Husband is currently collecting unemployment and plans to get a job but I don't generally consider unemployment in my income.  Thoughts?

@Kyle Hipp @Jeff J. @David Hudson  I know this is a very old thread but I'm finding myself in the same boat - I've tried excluding smokers on a certain low end property and it's excluding every single tenant.  Wondering if you all are still allowing smokers (with lease specifying they must smoke outside or be charged clean up fees?  Or has it proven too costly for cleanup?  I'd love to hear how it's gone for you! Thanks!

How does one determine what qualifies as "normal wear and tear" with regard to carpet?  I had a tenant just move out after a 12 month lease and, while the carpets (in bedrooms) were not brand new and had a couple of small stains (I took detailed photographs), they are now horribly stained and completely unusable.  To me, this is definitely not normal wear for a 1 year lease.  They've done other damage as well so they will already be losing some of their deposit but the carpets will take a big chunk.  I don't want to end up in trouble for charging for "normal wear and tear" - any great resources for determining this?
