What did you see as your strengths and weaknesses when first getting started in RE investment? What do you see as current opportunities and threats in regards to today's economic climate and RE investing?

Interesting to hear that none of your TCs had a license. I know it is not required, perhaps I made assumptions it was preferred. I am wondering the best way to get started without much prior experience and hope a certification might help me do that.

It does make sense that agents and brokers would prefer to stick with TCs that have proven their worth.

Hey BP,

I am currently waiting to schedule my license exam and plan to start part-time as a transaction coordinator while maintaining my full-time job, for now.

I have looked into the Transaction Coordinator Certification programs through the CAR, but I have some questions.

Does a TC need to be sponsored by a broker?

Is the certification worth the time and money?

Is freelance a feasible way of starting out as a TC?

The assignment instructions are to interview professional appraisers in order to form response to following question: "Do you believe that a real estate appraiser needs to be licensed in California? Why or why not?"

To any appraisers willing to respond:

Are you licensed?

Is a license required to practice in appraisal field?
