You can do this! I am in the same boat, I am still saving for my first property and I have $10k saved up. Have you read the book Set for Life? It helped give me confidence to save up the $25k and get started.

Can you use any money from a IRA or 401k? In some cases you can use these investments as well for DP on a first housing purchase.

I have wondered this as well. Basically, the trick is to find rural areas where there are industries or situations in which some people may want to not stay in a hotel but in a cozy home?

Hi Austin - congrats on the BRRRR property success! Did you do a house hack / BRRRR? Sounds similar to what I plan on doing this year in the Columbus market. There are lots of older homes in Columbus which seem to be livable but in need of some updates. Did you rehab the side you live in while tenants occupied the other side or did you rehab the entire property before getting tenants?

I am interested in a group to discuss goals also - but I live in Phoenix. I can do a group via email, or google hangout? My one goal this year is to buy my first rental.

@Gordon Starr - Which areas in particular would you suggest in the Dayton area since you are familiar with the area? What is the job market like compared in past years? According to some articles I have read, the job market is growing but the pay is not. I know Ohio has and will continue to lose more manufacturing jobs.
