Hi there!

A little bit of a random question-

I'm big into the sharing economy and invest in and run Airbnbs and have done so since 2013.

Just last year I got into sharing a 2017 Outback 37' travel trailer. 

Right now we use both the Outdoorsy platform and RV Share - very similar to Airbnb. When someone rents it from us we take it to campgrounds, etc, set it up for them and then break it down and pick it up when their reservation is done. 

However, I'm wondering if anyone knows of an RV park who has lots for rent where I can park our RV and then Airbnb in the Columbus, OH surrounding area. I've done some calling around with little luck.

Indeed! Going to see what we can accomplish with our realtor and without involving lawyers.

The windows are new so we're worried the leak is a much bigger problem than just resealing.

Thanks everyone!

Two of the three tenants provided us with TONS of proof that the sellers knew of the leaks while under contract with us. We're going to investigate a bit more to see if it's worth fighting a bit more.

Yes, the fixes are "easy" especially since my husband and I are contractors. 

However, since the tenants are so willing to share their correspondence with the seller with us we may be entitled to be compensated for our time fixing the hidden issues.

@Robert Ellis - It's a 4 unit in the Grandview area. We did the final walk through - but they "cleaned" the carpets. 

One of the tenants who moved out while we were in contract, but before we closed, reached out to us for her security deposit b/c the previous owners were dragging their feet. I took that opportunity to ask her how she liked living there. 

She then proceeded to send us pictures of a terrible and massive leak that came through her front window every time it rained hard. 

Here's the deal - we LOVE fixers, but the price needed to reflect that. 

They didn't say anything on the disclosure about any known problems and now we have proof that they knew of not only this major leak but also a leak in two of the showers. 

We're definitely going to school on this one. ;)

Well, we just closed on a 4plex. 

We did everything we were supposed to. We used the calculator. We calculated for CapEx and even put aside 12K for each door for emergencies.

We hired a home inspector.

Thank goodness we're experienced contractors.

One of the tenants moved out 3 weeks before we closed. The sellers let her move out early. We thought they were being nice b/c they knew we needed to live in one of the spaces. 

Nope, it's because Unit C experienced a major leak in her living room window each time it rained. She noticed mold growing on her carpet. The old owners refused to fix the problem...so she moved out.

Before our final walk through, the owners had the carpet cleaned. And never disclosed the leak. 

Not only that, but when we introduced ourselves to Unit A he also told us Unit C's shower was leaking into his bathroom and had been for some time. 

This 4plex is in Columbus, OH is one of the best neighborhoods, so we have that going for us. 

Do we have any rights here? The home warranty allows for $320 per unit...hardly enough to address these issues.

@James Rodgers Good thinking. I suspect once the rental is ready for the fun stuff like paint and finishes, we'll be happy to hang out in a proper home ---but you're right. That's something to think about.
