I agree as-is it is is a no go.  If you can negotiate better terms it MIGHT be worth looking at.  However, very rarely would I ever consider negative cashflow an ok situation even temporarily for a gain in the future.

Read the document and have them explain it to you.  They are not all the same.  I only put together rep agreements on a per property basis with my investors.  I know they work with other agents and I am 100% ok with that. I want them to be successful, and sometimes that means allowing other people to bring them deals.  Buy the agent you are considering working with a cup of coffee, sit down, and have a legitimate conversation about your relationship and what you will each bring to it.

Can it not be scanned in, emailed, signed and sent back?  Or done DocuSign?

There are loan programs for self employed that are based off of bank statements.  The interest rates tend to be higher, but that might be a good option.

All of the ideas mentioned are good ideas.  I have also seen where it was so bad that it was in the HVAC system and the vents had to be cleaned.  In the past we have used scrubbing bubbles to clean the walls.  Lots of primer!

You could try to find a private lender. A private individual that has the funds for the transaction.

Attorney, cpa, probably a professional in the industry such as a title or escrow officer. You will need to have a good understanding is how title is transferred in your state.

I think a lot of us could write entire essays on this question :)  It's really a lot of questions all wrapped up into one.  I would recommend the The Book on Managing Rental Properties by Brandon and Heather Turner.  I read it in a couple of days, but it is loaded with a lot of great information.  I think you can order it off the BP website.
