@Yechiel W. no, NJ is not lanflord friendly!  I can't comment on how the tenants in AC are about paying their rents bc I just bought these properties less than a month.  However, what I can tell you just from meeting with the tenants, the property near Vetnor are great tenants who have never been late and are up to date with their rents.  The beach block property on the other hand, will keep me busy I can already tell.  One of the tenants has to be constantly chased for his rent. The other two are still paying on time so far. keeping fingers crossed.  If you want safer bets in AC, I would say to buy in the Chelsea area.  It is so much nicer, the tenants seem to be more responsible and the area seems so  much cleaner.  However, keep in mind, prices are a bit higher and so are taxes.

@Joseph Guzzardi Jr  the four unit property, I will contnue as a year rental.  It is cash flowing over $600 a month and has good tenants.  the beach block triplex I will continue renting until their leases expire in one year and than I will go in and renovate the units one by one  to airbnb.

@Joseph Guzzardi Jr  I just bought two properties in AC.  One is a 4-family bringing in $3300 a month located close to Vetnor. The other one is a beach block Triplex in the ducktown area.  I am betting that AC will make a great comeback within the next 10 years.  if you track the rents from the past five years, you will see that rents have been going up.  This is a good indication that there is movement of improvements in the city.  Anyone who is familiar with how bad Asbury Park was just 15 years or so ago, will see a reflection of Atlantic City in those memories. Now a days, Asbury Park is so over priced you can't even touch it.

Just went under contract on a multi-family property in Atlantic City and I would appreciate your recommendations on good and reasonably priced professionals for the following :

Plumber, Electrician, Handyman, painter, Roofer, Construction, etc.

@Tony Kim Thank you so much on your advise, I am working on doing all investigations and due deligence this week.  I hope I get lucky with this building as you did with your duplex.  Keeping fingers crossed ;)
