Unless I was doing a significant volume over time, I would not try to add to the work I'm doing myself when it can easily and cheaply be hired out.

In addition, depending on the reason for the quit claim deed, I might want the lawyer to provide me with title insurance, handle payment of property transfer tax etc. Recording the actual deed is often not the only task to be done as part of receiving a quit claim deed. 

 Thank you for asking @Kevin Sobilo . I dont have a real estate attorney. But they would also have to get my original deed, and get it notarized with us involved etc and we're not in the country. 

We're selling the properties to our LLC. Im not aware of the other things needed besides just changing the names on the title insurance etc Should I hire a real estate attorney?

Hello, 

These days im more out-of-the-country then an out-of-state investor, so Im looking for the easiest way to submit 2 quit claims for registration to Wayne County. Essentially doing the process completely online. 

Has anyone done this yet? 

Ive reached out to the deed office, they recommended a 3rd partie's help - but they still mention mailing in my notarized deeds.. its not super clear... Anyone ? anyone?

Hi Paul, yes tough! All existing tenants. However what I didn’t know at the time is that they were not paying rent. So you can buy with tenants and receive the list of tenants with their lease agreements but they are not paying tenants. So you’re stuck with a problem. 

if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert. 

I suggest reading through many of these post on this website and the back and forth between long time investors and newbies, tons of valuable information.

Now I have a new section 8 tenant, one tenant on the way out, an existing one that is paying, and one empty unit being refurbished. On my way to a full house, a paying full house :)

If you are looking for a PM and some specific complaints you can reach out to me. Im currently battling the same problems as anonymous. I am pretty sure I know why he is posting as Anonymous as well and can clue you in. I have lists and lists of problems. 

I can list them in my answer to you if you wish, or privately.

And really, a competitor!!  c'mon, he's the best!!

Just wanted to give a vote of confidence to Drew, he has created one of the best property management operations that I have ever seen.

Like a commercial jet, he has “fall backs” for any “system failure” with multiple folks covering each roll just in case something is missed by someone.

Ive replaced my PMC after 5 months of nothing.. really. Letters and emails that wouldnt move the needle at all. Im actually not sure if these were sent either. 

My new PMC went over there with $850 in cash for keys. He was out 7 days later, new locks and repairs are underway. $850 was equivalent to his rent. In your case it may be more. Deposit for another place + $ to actually pack up and move his stuff. Someone should be able to help. 

If you dont want to hire a new PMC now, try to find help aka "boots on the ground". Visit and Join Metro Detroit Real Estate Investors Group  theres some people on there that offer that service.  

Also just a note, if your PM is also a Wholesaler... then that's his #1 priority. Not property management.

Hi everyone~ 

My trial period of 3 months with the last PM ended terribly. Im still waiting on my money to be returned and its coming in drip by drip. Ive gotten no help. I have to fight every single invoice that has random stuff added to them. 

They want to charge me 20% on managing a job.. not one of the employees managing my units showed up. Nobody has represented me or my interest in any of the jobs. I did not get any bids but the same person was hired for all of it. Nobody has checked his work. Im so dissatisfied and its very frustrating. 

So August 2024, still 2 renters and 2 free units. 

If you've read up to here!! Whats a good solution for a back yard to be easy to handle in the summer like in the winter? Ive got lots of greenery that has to be managed a little better.
