Hey! Short version: Do you think buying leads is worth it? Where do you buy them from?

Long version: I'm a relatively new agent just trying to generate more income for my investments. I'm having a really hard time generating my own leads. I'm really confident in what I know but pretty bad at talking to people and selling myself as an agent. I also just moved to my location a year ago so I don't even know that many people here to begin with. I'm starting to get discouraged and I'm paying fees out the wazooo it feels like to maintain my license! I'm wondering if I should double down and buy some leads or cut my loses and just let my license go. I also just feel stupid talking to my husband and investing more money in this venture when I haven't gotten a single sale... He's super cool and encouraging but I hate the feeling of being a drain on the finances. Anyone have an opinion?

 I was hoping to get a lease from someone who has actually used or had a lawyer draw it up. I was hoping to avoid just googling a lease. That's not really my favorite way of finding legal documents...

I would search the internet for "roommate agreement" or "rent by room agreement" to get some examples. I think you could use an ordinary lease with a little tweaking, then add a list of roommate rules as an addendum.



 I like the idea of adding a roommate addendum. My client was going to rent to college students. I've already gone over  some of the unique challenges that might bring up but she's sticking to it so I'm doing my best to help her out. Thanks for the feedback and advice.

I have a client who wants to rent her home out by the room. I usually get my leases from here at BP but they don't address "common areas" ect so I feel like she needs something a little more specific. 
Does anyone have a lease for Michigan that they would be willing to share? Or where did you get your leases for renting out a room long term?

Are you interested at all in Clarksville deals just north of Nashville? I'm a real estate agent there but also trying to get into wholesaling in that area.

Would anyone be interested in a meetup in Clarksville, TN? 

I operate a STR in Clarksville and a LTR in Fayetteville, NC. I'd love to talk to anyone else investing in Clarksville or the surrounding areas.

My husband is active duty here and we have 3 little kids so we'd especially like to talk to other military families who have or want to invest in real estate. 

I'd like to make this a kid friendly meetup if there's any interest from families. Maybe meet at Liberty or Rotary Park so kids can play. If not we can meet at Black Rifle Coffee on Wilma Rudolph.

If it were me I'd pay down the CC before adding anymore debt like another mortgage. If the STRs are doing well it shouldn't take long at all to pay off $40k. Once I paid off, or at the very least a significant amount of, the CC off then I'd do the cash out or whatever you decide to finance another property. I think you are getting ahead of yourself and might find yourself over leveraged if you have a big repair come up. Just my opinion. 

I understand the rush to buying more property. I own a LTR and a STR and it's doing very well which makes me really want to buy another property. I just paid off the consumer debt from opening the rental this month so I can finally take a serious look at opening another.

I'm also a new realtor. I am currently reading "Sold" as already mentioned. I'm also reading "How to Win Friends and Influence Others". It's an older book but it's great for learning how to do business and communicate effectively. I've read it before and doing it again for a refresher.

I currently manage a STR and I'm looking to expand my business. I am looking for someone who needs help with the guest communication, scheduling, ect. My current STR is doing well and I have excellent reviews. I can provide my listing links if desired. I think my client would be happy to refer me as well. I also have my real estate license in TN.

Things I can do for you

Handle bookings, communicate with guests, manage booking platforms such as Airbnb, VRBO, Furnished Finder, ect, schedule cleaners (not hiring or training cleaners), any other responsibilities can be negotiated. I will do anything I can to make your rental run smoothly.

You're in the wrong market. I have the same issue in my market here in Clarksville, TN. Even the multiplexes don't cash flow for the price right now. I've had to look into other markets. There are still markets out there that do cash flow as LTR. I have one in Fayetteville, NC that does really well as a LTR and I even have a 15 year mortgage on it. It's really just about finding the right market. 

Unfortunately with STR its best to have it local in my experience. I've had so many problems arise with my STR that I'm not sure how anyone manages those long distance without serious guest issues.
