Thanks @Aaron Norris for the input, so I believe is mostly the matter of who my renters are, the are and cash flow is great. What do you think of appreciation in Riverside?

Thanks @Aaron Norris ! That was pretty helpful information! It reminded me of my days back in the school though! I will definitely go and explore the area, the cash flow sounded very nice, but it seems the neighborhood are not really happy with that housing congestion. I also don't have experience with students, some are pretty professional, some might not be. So, there will be different type of consequences. Appreciate your input.

Hello BP Community,

I am researching the area close to UCR and it seems it cash flows pretty well compare to the other area in Socal. Has anyone had any experience with that area and the student renters?

Hello BP Community! 

I have a non-warrantable condo with good equity and would like to cash out using portfolio loan, anyone had any experience with the local banks giving out portfolio loans? And any sharing about portfolio loans in general is appreciated! I never used any.

@James Wachob & @Tom Ott Thank you guys, now I have better understanding of what the role if a TK provider  is other than just listing properties. And based on my research so far property management team plays an important role in the whole game, we were thinking to manage them ourselves for the at least first couple of properties and that idea is of the table now. Buying and managing out of state is a whole different story than in state.

Thanks all for all the great advice, after some little research the number didn't look good for us in AV and that's off the table for now.

@David Faulkner Thanks David , appreciate your advice. You 2006 feeling really scares me when I am thinking about buying in CA now. But I think we will just keep looking for under market values and TLC properties in CA. And also out of state investment with cashing out from our CA properties.
