I invest in Anderson Indiana and so far am very happy with it. Have solid renters, and was able to fill my vacancies within 30 days. I have a established a solid team out there and am moving the majority of my investments out there due to the high returns. 

I do focus on low income rental properties that are subsidized. Not looking for a lot appreciation just consistent cash flow.
