I had many great years with Gold Key Property Managment. However the owners retired and her team left when she sold the businesses. I have not had any luck with the new owner, and finding a new property manager of the same caliber has been tricky. 

I am considering selling and moving my portfolio over to Airbnbs in Indy with newer properties. If you want to know more about the management companies I tried feel free to DM me.

I absolutly love investing in Anderson and pick them up when ever I can find a multifamily rent ready under $30K a door. They have great cash flow, and I have a solid team. The only draw back I have seen is they are hard to fill during the winter months. Also make sure you secure your building during renovations, I had stuff stolen during construction when I did a full rehab which was a pain. Ended up setting up security cameras in the end until the renovation was over.

@Cara Lonsdale thanks for the insight. I have some land out in the Palmdale area I am looking to sell and am considering land watch. Do you have any expereince in whether the premium package is worh it? I know they do more advertising but sometimes the results are roughly ther same with standard on some platforms.

I understand RUBS in theory and have been asking my property management team to implement it but have been met with some resistance. Is there a third party service I could use to make it possible? My management team doesn't know how to use their accounting software to correctly implement even though I provided the formula. Any suggestions besides get a new property manager? They are wondereful and have had a great relationship with them thus far.

I invest in Anderson and Muncie Indiana and have a lot of success out there. I bought a triplex rent ready for $50,000 during covid, and a fixer duplex for $40,000 about a year ago. The prices have gone up but there are still deals to be found.

Its not hard to find multifamily properties there, but it is difficult to find good ones. Make sure to always do your inspections as these are older homes and you want to make sure they are structurally stable. Right now I only invest in Indiana. I used to have properties in CA and Ohio, but found a great team in Anderson IN so that is now my main focus. Feel free to message me and I can hook you up with a great lender and property management team out there.

Jake Knight is right Anderson IN is a great area for cash flow properties. I have a few properties out there and have been very happy with the returns. Its hard to find that kind of cash flow elsewhere. I personally look for small multifamily properties 2-4 units.
