Does anyone on here specialize in the off-grid areas out in Ash Fork? I have a referral in with someone who is coming off an MLS contract shortly.

""will get murdered in taxes and want the extra income". Extra income being our interest payment." How do they owe taxes on getting their principal back? It's not income. Losing the interest on the payment is something...Maybe offer them the option of rolling the loan into the next property you buy, giving them an option to refinance an aggregate first for you (well - maybe not if they are weird), or offering them a variation on the "cash for keys" kind of thing....maybe proposing something like, "we are sorry you are losing some income, you can get paid off eventually through escrow on the refinance, or we could pay you off now with an extra small fee for your inconvenience and loss of income from the prior owners' actions "....maybe something like an hour or two worth of legal fees.

Thanks, Ari. Getting a sample/example to have checked is somewhat the point....which attorney/legal services are you using, or would refer, for the generation of these agreements in AZ?  Are you using any billing services firms that you would recomend?

Buy the house at the right price (there's the rub in Flagstaff right now) that cash flows enough - make it a STR, take the cash flow, and pay for the student housing. You can block off weekends or times when you want to visit (checkup on) your kid, and maybe even get her to help a bit with the STR management or upkeep. Property management for an entrepreneurial business will look good on the kid's applications when they get out of college.

No, we did several deals in Flagstaff and then started to work in the valley. We have a team in the valley that will travel to our projects in Flagstaff. You will find the barrier to entry in Flagstaff can be on finding deals and then affordable contractors and/ or any help that won't break the deal due to high costs.
