Hey everyone,

I need some quick help. I need to submit my first offer on an off-market soon. This is my first off-market deal with wholesaler. Also,  it will be a hard money loan:

I’m looking for insights on:
— template for putting offer
—Common contingencies to include (or exclude) in a competitive offer
— Typical timeframes for inspections, financing, and closing
— Any other tips or considerations for making my offer strong

-- How should give Earnest money safely?

Hi Team,

I am looking to buy a  4plex MF property in Miami-Dade county and its zoning is "0803 MULTIFAMILY 2-9 UNITS : MULTIFAMILY 3 OR MORE UNITS".

Can someone please explain if I can build 9units on this property? I understand it seems to be obvious but zoning is hard to clearly understanding in Miami.

Hi Team,

I am getting started in small MF commercial, residential apartments. I need guidance to understand the settlement process. I have already put in the LOI. If the offer is accepted, I understand that I need to put in the formal binding contract, but I have the following questions from here:

  1. -- What is the typical due diligence period? Does it start when the contract is signed, or due diligence documents are received?
  2. -- Does the due diligence period include inspection contingency?
  3. -- What essential items should I look for during the due diligence period?
  4. -- What is the typical financing contingency period?
  5. --Does the finance contingency period start after the due diligence period?

It would be great if I could talk to someone with experience for 5 minutes; please message me.

Hi Team,

This is first time I am stepping into MF Commercial (5+) apartments. What kind of financial documents are required as part of the offer? For 4 or less units, I provided lender pre-approvals. Lenders are asking the contract on the MF  property (< 2million, 5+ units) before providing any approvals while strong offer needs some kind of lender pre-approvals so this seems to be a deadlock.  Can you please provide your guidance on this process?
