I think Bakersfield is a great place to start investing and we have some good deals come up often!

I a Realtor here in Bakersfield and work heavily with investors.  We find great deals which we help you through the numbers on (if needed) and also run a property management company so we can provide you with some good rental information, as far as rental rates and good quality areas to rent.

@Leo Ka I am also from Bakersfield, and agree that there are some good opportunities left in the Central Valley.  I work with investors from the Bay area all the way down to San Diego and can find many good buy and hold properties for you.  

Currently I have 2-3 properties that are earning some good returns and are for sale, and I am constantly finding more. I would like to talk further if you are interested.  

As far as flips, I would have to agree with Max for the Central Valley area, but we have been having success in some higher end flips recently and would be able to help you with those as well.  The flips I am talking about would require substantial capital in more top-end markets around the state.  

If you are interested in commercial properties, those are actually where I specialize. We have been finding some great opportunities for smaller spaces here in Bakersfield, and your returns will almost always be higher. However, I would suggest a BRRR method for your commercial approach at this time because there are some good underperforming assets that we can take over.

Justin Madison glad to see you are reaching out on a community like this! I work mainly in Bakersfield, CA but we do work throughout California. I would love to help you find some properties to build your portfolio. As you were talking in your post, you said that you are looking for an area with not such a high buy-in and Bakersfield is a much lower price point. Caps are still relatively high but as our market keeps growing we are seeing investors pick up properties quickly. I look forward to speaking with you in the future!
