@Jose Solis glad to have you on BP!  Great place to get started.  Purchasing in Bakersfield is not as easy as it once was, but there is definitely still value here, and there is a lot of growth coming.  I would say that you have to be a little more picky than before, or you might end up with not as good of a deal as you thought, but even those deals are still better than a lot that can be found other places in CA.

@Zul Hirani there is a process to get Tenants evicted.  It is not as lengthy as it used to be and is getting easier (i.e. going back to normal), however, if you do not follow the process properly you can definitely run into either cost overruns or other problems.

@Mirla Montanez there are solutions for things like this.  Construction management would be a good helper if you already have the vendors for the property and just need them managed.  Feel free to PM me for more information.

@Mirla Montanez if it is in your lease agreement you should be able to enforce the fact that you can do construction. That shouldn’t change. If they would like to look for another unit that should also be your prerogative since you are technically in contract with them.

That being said, since they are a larger family I would suggest to them that they can pay a higher rent and keep the whole house so you don’t have to go to the expense of doing the construction with Tenants in place. I would also possibly let them out of their lease if your property becomes much more lucrative with your duplex.

Just back of the napkin here, I would think you will have a 3 bed unit and a 2 bed unit. I would wager a guess in SW or NW, possibly NE. Given these factors I would wager a guess of around $2300-$2500/month in rents, however with a 5 bedroom home in one of these areas it can be very possible to get that in rents without having to go to the headache of rehab.

I would say that it is possible that you can get higher rents than that but while tenants live in a construction zone they won’t be happy and it’ll eat into your piece of mind as well since they’ll be requesting different items along the way to help deal with ‘being put out’.

@Gustavo Gonzalez - I would say that it depends on what you have going right now.  If the power and gas are not separately metered then it is definitely important to do some kind of utility bill back system.  Lowering expenses, and increasing income is going to lead to value increase in your property especially since it is commercial multifamily, so really any kind of optimization that you can do should be welcomed.  There are also different systems than RUBS that can be implemented, and often times can be easier, but will depend on other factors, as well as to how easily or cheaply these systems can be implemented and whether than is an option that you will want to explore.  Feel free to PM me as well!

@Account Closed thanks for the thought provoking conversation... The amount of assumptions you make is pretty dumbfounding, and if you think that I'm trying to sell people on just my strategy, maybe you should re-read your posts as well since, according to you, we're all idiots and should only invest in multifamily real estate, and at that, only super expensive multifamily real estate (which isn't an option for a lot of people).  

Forums are for open discussion, not for your rants.  Especially, when you go around to find people who are most likely just trying to learn, and talk down to them because they post in multiple locations, and are asking questions.  The point is to learn, not to be told that we're all dumb and don't know what we are doing.  Provide some well thought out remarks with proof.  Ideally real world examples.  Things that can be tracked.

In all my years on the website, I've never come across someone who is as negative towards people as you are, and that's really a shame because the network here is a great one.  People may not know everything, but everyone is open and people are willing to share and that is what makes this forum such an awesome place for investors.  Especially the new investors who know literally nothing about investing.

You're clearly a guy who only sees that there is one right way to do something.  Your way.  That's really great for you.  I'm so happy and proud that you are able to be so successful!  

Here's a thought though, why not pay it forward?  Instead of taking a giant heaping pile of dog dung on peoples comments, why not use your almighty knowledge to explain to people how they too can make the ungodly amounts of money that you are able to amass.  Better yet, why not just show us your portfolio since you know how to do better deals than anyone else that looks at this website?  I myself am not too proud to say that I would be happy to learn if you have some knowledge to spread, but if you just have hatred to shell out, go do that on Facebook with all your other hate spewing cronies.
