I’m adding another forum question to my string of cost seg questions. 

I’m partnering up on a purchase. My spouse meets real estate professional status. The real estate partner does not meet status and will not qualify for the 25k write off due to his family’s income. 

I’m making up numbers.  If I do cost seg and identify 100k rapid depreciation/write offs, how do I split it with the partner. 

Do I take all of it and pay partner his portion off my tax savings? Do I create an entity/LLC where the tax savings goes back to the LLC?

what ideas do folks have?

I’m buying a 4 unit that will need bathroom (sinks, shower remodel), kitchen cabinets, appliances, flooring, paint, drywall. Maybe windows


Is it better t cost seg before repairs. I read on another post that if you do major repairs, those repairs can only get 27.5 yr depreciation. Doesn’t make sense to me

I purchased a property this year with intention of renting. Someone offered me a price to purchase, so I sold it.  Owned it for 8 months.  I think I read somewhere you have to own the property for > 1 year.  Am I correct that I can't segregate?

Hi, I'm almost done with rehab of my triplex.  I'm trying to decide what to rent each property.  my prop manager used rentometer and recommended the following:

3/2:  avg:  $2600, median $2700, 25% $2200, 75% $2900.  

2/1:  2000

1/1:  1600

The properties will be shiny and remodeled, i.e. new kitchen, bath. the 2/1 will be brand new.  location is long beach, 90807.  available 6/1/2020.  what price should I list them at.

Hi,

I have both cash in the bank acct or $ in a HELOC to do rehab on my investment. Which is better to use? Does it also affect how lenders will lend to me for my next property which will hopefully be within the next several months?
