Thank you, Steve. I purchased a tax sale, not a Sheriff's sale. As you rightly said, I consulted a lawyer specializing in tax sales, and there are no redemption rights. They did the research, and the property is fine without any liens. I started updating the property. Thank you for the fantastic community.

Thank you for your reply. I ran a title search with a title company before the purchase. I am aware that after one year you can get title insurance. My current title company informed me they will insure after two years.

3. Improper notification of interested parties. Tax sales are MESSY. It is very common that the people running the tax sale will fail to properly notify each party who has an interest in the property prior to the sale. Often they make attempts but may use an incorrect address etc. That creates a cloud on the title. So, very often tax sale purchases require a quit title action to clear the title.

4. Also because the tax sale process is so messy, even if you do a quiet title action (from #3), you may not be able to get title insurance on the property for at least a year. So, keep that in mind if you plan to sell the property as it will keep people from buying using loans.

I have purchased a property via upset sale. Of course, the property has no lien other than the tax owed to the county by the previous owner. I am looking for a lawyer to know more about the redemption rights of the property. In the upset sale terms, it said there is no redemption right. I don't want to invest until I clarify redemption rights with a lawyer. The property is located in Norristown, PA. The property does require some serious updates, but it definitely has good ARR value based on the money that I paid. 

I have recently bought a property that has not been occupied for several years in Montgomery County PA upset sale. There is no other mortgage or other liens that I can see on the property. The municipal liens should be wiped out using the money I paid the county to acquire the property. The owner passed away in 2013, and the property deed is in her name. But she has a daughter who is living in Delaware. It takes about 90 days to receive my title. There is no redemption right for the previous owner (or heir) in PA except for Philadelphia County.

The challenge that I am facing is to make the title clean faster without waiting two years so that I can take my investment out. Is there a reference to a good lawyer based in Montogomery county PA who can help with either a quiet title (if it is less expensive) or any other means to get clear title sooner? I found Meridian Title offers a certification that enables quicker clear title insurance.

Options

1) I have some cash buyers who are ready to acquire the property under the as-is condition

2) Make basic updates to pass U&O, rent it for two years, and refinance it after to take out my investment and profit. 

3) Make an update to get the maximum value from the property (Bought at $126K, as-is value $165K, and updated value $265K)

The challenge that I am facing is to make the title clean faster without waiting two years so that I can take my investment out and put it into the next foreclosures. I have been advised that you can get a quick turnaround by using www.taxtitleservices.com www.ustaxdeedsolutions.com or Meridian Title and they can “certify” the deed. What they do is offer a policy to the underwriter of the title insurance company.


Is this the best route, or should I hire an attorney to get a quiet title? I heard it often takes six months, at least.

I know how to search records of deeds in Montgomery County, PA. But is that enough to conduct the due diligence for Upset sale? How can child support, IRS, or mechanical liens can be discovered?

I am participating in an Upset sale and wanted to conduct a title search for some 20 - 25 properties. Does anyone know a title company that provides a bulk deal to search? I appreciate any reference. I also found propertyscout.io, but I am unsure if the data is accurate. As the tax sale is upset, I wanted to consider all liens on properties to price my bid.
