We are planning to show our rental unit to an applicant soon and our tenant is saying "no. You can show it after we move." We replied that as it states in our lease terms we can enter the property with 24 hours notice for any reason. The tenant said "fine, we arent removing the dog or straightening up." I replied that if they refused to clean, that is a reflection on them. The dog is non-negotiable. The dog is friendly when they are around but when we entered the house without them in the past he snarled and showed teeth. How do I handle this situation? They are moving a two weeks and this would be a second showing for thus applicant. we even tried to be courteous by asking the tenant what day/time would work best for them.

Hello! I have nine showings today for our rental property. Being pretty new does anyone have any advice what to look for while interacting with applicants? They all will have to submit an applicant online through smart move with transunion but I know a few will pass that. Any advice is appreciated!!

What's the most memorable first impression an applicant or tenant ever made on you? I have an open rental so I'm having some amazing conversations to say the least. One today called and asked me how many outlets I had in the basement, I told him I wasn't quite sure (because I never actually counted) but could follow up with him and asked if there was a particular concern. He said he was a uh, botanist and needed lights plugged in, in the basement. Um.... Botanist? Basement? Lights? I wanted to ask him if his name was Walter White (bonus points if you get the reference). Whats you most memorable?

@Linda, Wow! That is amazing! I think mine is more just entitled and high maintenance. Not nearly as over the top! Mine decided the bedrooms were not big enough, thankfully! 

Thank you for the responses! I am fairly new to this and this lady caught me off guard. I am already leaning towards no with her. I see some red flags already and agree with the high-maintenance red flag!

Hi Everyone!

My rental is available this coming August and I've started talking to applicants. I have scheduled with my current tenants a day to show the house to several interested people (Open house by appointment on one day rather that having to bug the tenant a bunch of times). One applicant made the assumption that she "had" the property if she wanted it. She wants me to cancel the Open Houses, send her the application and hold the house for her... I haven't even met her yet. I would like to meet my applicants and weigh my impression of them in my decision. How would/do you handle this?

Hello! We recently learned that our tenant swapped out the dischwasher in the property with thier own dishwasher. They said it didn't work so they just wanted to use their own. We were not told that there was an issue with ours apnor were we asked permission for them to do so. Now they are getting ready to move. What would you do? Now I assume they will be moving our dishwasher back in and I have an appliance that will need to be fixed.

What kind of paint do you use in the bedrooms of your rentals? I always used satin in my own home but am hesitant in the rental because I know it's not as easy to clean. Any recommendations?

I have a new tenant, about to move in September 1st. I've had a few interactions with her that baffled me, ok, no, the made me think "WTF!?"

One, they had a house nearby a couple of years ago (verified this), took a bath selling it, moved to FL then moved back within a year. I never could really get the reason out of her. Two, Husband is still in FL and supposedly moving back here soon, but she and their son have been back here over a year? I ran her credit check, which was great ( but lot's of CC debt, I mean TONS), all affordable (making minimum payments) with her and her husbands wages. Then during her pre-move, walk-through she kept expressing worry that the basement and garage didn't have enough storage for their stuff... It's a 800 sq. ft. basement, and a 1 car garage and lot's of attic space. At this point I am thinking "How much STUFF could you possibly have!?!?" 

Am I just being paranoid or is something just not clicking here?
