Hello BP family,

I am currently analyzing and underwriting a 150+ unit student housing deal and I need help figuring out expenses. This is my first big MF deal and I want to make sure that I am not missing anything. Here is the numbers: 

Number of unit: 150 (290 beds)

Total Revenue: $1.9 Mil

Total Expense: $1.05 Mill

NOI: 850k

@Aaron Gordy - Thank you both for great advice. I agree with your point that if a person want to find a deal they will find creative ways to find and make it work in their favor. I am looking for that niche myself. 

@Account Closed - Yes I read that article not very encouraging.

@Henry Lazerow - Thanks for the advice. I have looked into Multifamily as well. Cash on cash return doesn't make sense in Austin mkt. Some multifamilies are going for way above ask and don't even cover basic expense with the rents.

@Andrew W. - Thanks for the link it was helpful even though it was a few months old. I am currently remote but moving to Austin in Oct 2021. I know it's hard to do this remotely and that's why I am looking to build my network and connect with like minded people to learn from and work together.

@Stephen Stokes - Thanks for the info. Good to know that people are still finding deals in this mkt. Are you suggesting to get distressed seller list from listsource.com and other sources and reach them out through direct mail etc?

@Steve R. - Thanks will look into San Antonio. Though I hear that market has been heating up as well with all the money chasing real estate deals.

@Greg Scott - I will happily take an ugly house for a brrr deal but not seeing anything come to MLS. There are possibly off mkt deals out there but I doubt that also as at this point everyone who lives in Austin area knows that if they list the house they could get much better deal with multiple bids. I could be wrong. Anyways appreciate your tip. Thanks
