I have a multifamily which o live in one of the units.  And I have to say that the neighborhood isn't that great,  but after I inherited bad tenants,  I learned that I had to do the screening ,credit check and the whole 9 yards. It took me almost a year to find the right tenants,  and with patience,  I found them! I have great tenants and the rent gets paid on time.  No complaints!

I think that would be a great idea! I was thinking about doing that in the near future. As long as you do a contract with serious students and they would be go by the rules of living in the unit, you should be fine. It's all about putting in the lease or contract what you expect from them, and if they break the contract, you can evict them.

Hi Acie,  do you have a copy of the lease? What were the terms if the tenant leaves before the lease ends?

I had that one time and we all agreed just to do a new contract. So the tenant,  the male left and we broke the old contract and put only one name,  the female. It worked just great and we all happy! She still lives in the property.

Hello there! I have to say that I just found out that my property is under a C class. I have to say so so good! Would I do it again,  for sure!

Hi Stephen! Hope you having a good day so far. I have heard all of that before because I already have experience.  I would advise you maybe to reach out to real estate agents in your area and also to talk to other landlords in your neighborhood. They can more about how the market is. Hope this helps.
