Any investor currently doing / interested in doing peer to peer lending on a personal loan(s)? Tuned into a BP Podcast that got me thinking about unconventional financing.

1) Secured with real property

2) < or = to 24 months term

3) 10% fixed interest w mo pymts.

4) No PPP 

Greater ROI than banks & stock markets!

Thanks for the feedback BP Investors. I'm looking for those willing to think outside the box.  Promissory note / real property used to the secure loan.

@Account Closed WOW! Thanks so much for the reading materials, I love learning! I'll begin accessing those sites over the next few days, thanks again! I'm attempting to gain insight to the real world of PM. I've been listening to podcasts where the investors mention not wanting to manager the properties they acquire. My thought was if I engaged with the PMs on BP as to their experiences, I may learn more as a Realtor how to possibly serve and connect with those who love what they do. Noted tho, I may look further into the life of a Resident Manager, and what it takes to be the best. What I've learned in the classroom has exceeded my expectations on the technical / legal level. As I shared with @David Dachtera, I certainly could have expressed more clearly my intended query. For now, my heart tells me to stick with pursing sales and connecting with investors. 

Your advice reinforced my decision. Thank you again.

Yes, for sure, thank you for reinforcing that. I'm currently enrolled at SBCC in the Property Management course offered. My poor attempt to solicit advice from practicing PMs based on their personal experience, as @Marcia Maynard explained, was 1) wasn't placed in the best forum and, 2) as I reread it, could have been stated more directly and clearly. 

A little about me... I am licensed to practice RE sales in CA, however, I have not for various personal reasons. As I am preparing to step out and begin doing business in the RE arena, I'm trying to arm myself with insight learned from the more seasoned in the field.  

You have taught me more than you think! Thanks so much for taking time to respond.

@Andrew Johnson Great value in all your advice, thanks! I wouldn't dare dream of using deceptive practices, not that you're implying I would! :) I live by the Golden Rule, (personal and professional) as corny as that may sound, but I am who I am... Not naive just living life with Integrity best I know how. As far as using a software, I'm certainly going to look into that right away, especially for tracking where the $$$ is going right from the start. Any recommendations?

Post: Best places in California to buy rental properties?

Well put Chris Mason! As a realtor I get asked often, "how's the market right now"? My answer, "it depends, are you buying or selling?" 

I'd say, first decide what you wish to achieve. Secondly, list what talents, short/long term goals, and financial assets (analyze liquidity) you have. Then, based on those results, begin asking questions focused on what you're talents and financial position can afford you to do. Decide if you're passive or aggressive in your investment style, but don't be both 😉. Lastly, how mobile are you, or are you willing to be? Are you hands on and willing to swing the hammer yourself? Do you need cash flow, or to build equity? Is your family relying on you for stability? Does a large investment scare you, or do you see the payoff as a golden nugget on the hilltop? 

Location, location, location!!
