Hi Everyone! I want to give a 60 day notice to end a MTM lease in Chicago. Does anyone if there is a specific form that needs to be used? I've found various online but, unsure of which one to pick! 

Hi Everyone! I want to see if there are any addendums that you add to the Chicago Residential Lease for 2022. Somethings that you've learned from past experiences etc.

Hi Everyone,

I just bought my first property in Albany Park, Chicago and received my first gas bill - super high! I wanted to ask how other landlords /if other landlords split the gas bill among all the tenants if the gas isn't separated. I'm currently writing the lease - so none of my tenants are on any lease yet. I was thinking of splitting the gas bill per person/per unit but, wasn't sure if that was legal. The idea is if 5 people live in the units - I would split the bill 5 ways and charge them at the end of the month.

Currently in the middle of attorney review. Buying a 2 flat with an illegal garden unit. In my letter we've asked that one tenant move out prior to close. They responded the garden unit will be empty. Is it legal (for Chicago) for the owner to occupy the garden unit. It is not zoned as a 3 flat. Currently in the ADU pilot areas if that helps.

Newbie here. I'm wondering if anyone has any tips in regards to choosing a realtor. I'm interested in investing in a multi-family home but, aside from telling a realtor that, what else would people recommend?

That makes sense. I wasn't sure if I was suppose to run the numbers as if I wasn't living in the unit.

I was pre-approved for a mortgage through Veteran's United about two years ago. I decided to hold off while I was paying off some student debt but, now that I'm close to paying that off, I'm hoping to buy my first property.
