@Daniel Chih join the local chapter of the real estate investors group, COREE. All online so you can start while in Florida. There are weekly calls for property swaps and deals/funding. Some very creative deals are going on and even if you don’t do one it is great knowledge on finding people that know how to structure a deal not using banks and big cash down payments.

@Shannon Jackson you should join the local chapter or Real Estate Investors Association..(Cincinnatireia.com). Email goes out each week to investors with the contracts available to assign and houses to sell.

@Itay Itschakyan You can use the crime map on Trulia but it is a relative thing just like traffic. Effective has a different tolerance or definition. For instance, my sister lives in Detroit and she thinks our news stories are so “quaint” here. “We have buildings on fire in Detroit, I am sure, but they never make the news.”

The market is hot everywhere and deals are harder to find so be patient.

Have you found a mentor/adviser that is not trying to sell you something? I feel like this part is important and it takes some networking. I did a lot of research but then also networked to find people to bounce ideas off of. I don't have time to rehab and found someone to help with property management. I started with rentals, then a vacation rental and now started private lending, all which have better COC than the average stock return and got increasingly hands off/passive. How much time do you want or have to devote to investing? I think that is where you should start and what parts of investing do you enjoy? I enjoy the analysis and want to be able to live anywhere so that is how I structured my business. I am willing to talk to you if you would like. Just send me a DM.

To avoid battery dying in lock which happened to the PM, we are installing a Locklee which if it dies, one just needs to hold up a 9v battery to it. We have one STR but use it with our LTRs also.

If you haven’t, join your local chapter of real estate investors association. Columbus and Cincinnati have incredibly active associations with weekly deals and funding exchanges and property swaps along with focus groups for every strategy. It is great networking online or in person and can help you identify your boots on the ground/ “core 4.”
