Living in Tennessee is indeed affordable for many reasons. One major factor is the lack of a state income tax, which can significantly reduce the overall tax burden for residents. Additionally, property taxes in Tennessee are relatively low compared to other states, making homeownership more accessible. The state's growing economy has also contributed to job growth, providing more opportunities for residents to earn a living wage. These factors combined make Tennessee an attractive option for those looking to stretch their dollars further.

In addition to the lower cost of living in Jackson, TN compared to the state and national averages, the city offers even more perks for residents. With home prices 20% lower than the national average and some of the lowest property taxes in the country, Jackson provides affordable housing options for its residents. Furthermore, the overall lower cost of everyday essentials such as groceries, utilities, and transportation make living in Tennessee even more appealing. When you add these together, Jackson, TN becomes a great place to call home for those looking for affordability and quality of life, and for investors to buy and hold.

Additional data shows that utilities are about 15% less pricey. When it comes to basic necessities such as food and clothing, groceries are around 6% less than in the rest of the country, while clothing costs around 6% less. Healthcare services such as doctor check-ups and dentistry cost 14% less here compared to the U.S. average. At the same time, non-necessary expenses such as entertainment and grooming services are 6% cheaper in Jackson, TN or TN for that matter.

With the cost of living in Jackson, TN being 4% lower than the state average and 14% lower than the national average; it's no wonder that many see it as a great spot to invest in Real Estate. Quote from @Gordon Cuffe:

@Sandra Johnson I just posted about Jackson 30 mins ago. I have a owner wanting to sell in Jackson off market. It is tough to find out the rehab costs and ARV. I have figured out that it is in the south part of town and I guess the values are lower around there.

Gordon hi, it can be depending on where it is located (neighborhood)

Hi! I’m Sandra Johnson, a Realtor and investor in the West TN area. I’m glad to join this group where I can learn from seasoned investors, and I can help anyone that wants to move or invest in our area. A lot of things are happening on this side of TN, if anyone is interested in hearing about it, get in touch and we’ll chat and I can tell you all about it. I found the BiggerPockets podcast a couple of weeks ago, and I told myself that I had to join this group. The subjects are on point along with the guest speakers that share their good and challenge experiences, after all we are here to learn, and making mistakes are part of the process.

I’m original from Lima - Peru (bilingual of course), but I’ve been living in the USA for 24+ years. I have a BS degree in Business (Organizational Leadership) from Union University. I work for RE/MAX Realty Source as an agent for a couple of years now, and I love all sides of Real Estate. The selling, buying, renting, hunting, rehabbing, etc. and happy to continue learning about this industry hands-on.

I am not going to make this intro too long and boring. I just wanted to say hi, and hopefully connect with some of you for a chat, either if you are interested in the things happening here to invest or even if you are just curious, I’ll be glad to connect.

Have a wonderful week!
