Hi I am interested in buying a 6 unit multifamily. Does a commercial loan require seasoned money if its 25% or 20% or I can come up with other ways to come up with the down payment. Also does a 401k qualify for reserves?

@Brad Penley like others have said, I would definitely put that money into a deal. There are so many resources online to help. Specially here on bigger pockets. Whichever questions arise you can always find help on here or advise. I am a just getting started, between coming onto BP and visiting youtube I feel comfortable in the decision making. You can make a post on what is holding you back or what you are uncomfortable with in the direction you want to go and get direction for that.

Hello! My favorite site to use is the zillow rental manager. When you zillow it also lists your property on trulia and hotpads. If you proceed to move with the a potential tenant, you can use the rental manager for the screening process which the tenant pays for. You get an email of work history, credit check and back ground check. Less paper work and works fast. I also use craigslist and Facebook market places. Lots of inquiries on facebook but no leads, I find more waste of time. Good luck!

@caleb he is only the cosigner at the time I had started a new place of work and they needed the cosigner. The reason he hasn't come off yet is because I don't want to pay for another closing cost to refinance without his name yet. 

@justin would the HML be for the whole loan or just the down payment? I haven't read much about HML

thanks Brian. In the primary I have been living here for 5 years. I won't be able to take another heloc because I just took one. I was thinking about the house hack and doing 5% being owner occupied in 1 unit. Is there a way I can do that?  Since I already have a primary?
