House in Highland park, Ca. Hot area in Los Angeles. Going to get it under contract today. need a partner to cover rehab and closing cost. the purchase price is 419k and arv is 600k

I came across a house in the Los angeles area. The purchase price is 650k, it needs 30k in cosmetic, the ARV and comps are 850k

Im new to REI. I cant seem to find a house to work on. I see them run down and for sale as much as the rest of the houses that a bit nicer. anyone know where i can find a good deal ?
