Hey Local Airbnb Hosts 👋 

Recently, there has been a lot of rumors in regards to decrease of demand of short term rentals overall in the country. After speaking with several investors from North East Florida, it seems that the demand did go down dragging the prices along. On the other hand, many claim that their Airbnb business started booming in contrast to the current state of affairs. I was wondering if any of you would share some thoughts or ideas. Also, I am researching this market and am very interested in short term rentals. If you are an expert, please let me know, so I can buy you some coffee ☕  and pick your brain 🧠.

Thanks for the message. I actually gathered some contacts from HA, however, it seems like not many contractors are reliable in Jax, that is why I wanted to reach out to the investor forces and see if I could get some referrals directly from people in the business.

Scope of Work:

Plumbing fixtures (faucets, tub/shower kits, toilets) will be purchased and provided by Owner. Contractor is responsible for purchasing and installing all water supply, waste, vent piping connections, hoses & fittings unless otherwise noted.

Unit 1:

  1. Re-piping drainage under the kitchen sink to proper condition
  2. Add a shower valve to Jacuzzi tub

  3. Turn the Bath Cabin in the Bathroom into a Stackable Laundry Room

Unit 2:

  1. Pull pedestal lavatory downstairs, tie onto existing water and drain, run new lines over for kitchen. After cabinets are installed, supply and hook up kitchen sink and faucet. Reinstall pedestal.
  2. Washing machine. Replace hot and cold boiler drains. Cut into wall, bring drain up to code(add trap and vent if needed).

Scope of Work:

 Contractor is responsible for purchasing and installing all wiring, circuits, junctions, & devices, unless otherwise noted.

  1. Safe off exposed electrical wires next to panel.

  2. Replace bathroom exhaust fan in the bathroom upstairs

  3. Install new wiring and circuits for the new kitchen.
  4. Install smoke detectors if necessary and where necessary (Estimated 15 units to be installed)
  5. Miscellaneous cleanup of house wiring.

  6. Redevice the upstairs to 3 prong (estimated 5 outlets) and install duel function breakers on all ungrounded outlet circuits to ungrounded outlets to bring them up to code and safety standards.

The risk is in the property you choose to invest in, not the market you choose. You can get burned in any market, and be successful in any market.

Hey there, Reese! My decision to move to Jacksonville was actully based on the exact logic you are laying out. It is true that people are starting to primarily work online, which would be the biggest driver of the future economy. Now, let me ask you a question, why would a working professional want to stay in an extremely overpriced city such as LA, NY, SF, or Miami having to pay ridiculous rents and not being able to purchase their own house. I am talking about the middle class here. Those who make up to 75k-85k a year. This is the easiest time for people to move because not only work is online, but a lot of people are receiving government support regardless of their status. As a matter of fact, many are collecting their unemployment benefits in expensive parts of the country and moving to inexpensive ones, thus making markets such as Jacksonville, Fl flourish and grow. I believe there would be a decline in prices, however not in the B-, C, C- class properties which could be rented out easily with minimal vacancies and at even slightly higher prices due to upcoming overflow of demand. The time to invest is now while everyone is waiting and not taking action.Sorry for long comment, I have so much on my mind, DM me if you'd like to connect and potentially invest out of state.Originally posted by @Reese Peterson:

Fellow Investors, Contractors, Realtors, Brokers and everyone interested in the current market. Three months ago, I had made a bold decision to permanently move out of California and come to Jacksonville, Fl seeking opportunities and like-minded people. After doing my research and analyzing this market, I fell in love with the possibilities and cannot fully express my excitement to be here.

There are multiple topics discussing the uncertainty and the upcoming collapse, however my opinion differs in terms of investing. To me, the market is always unpredictable, yet by acquiring the right investments and doing proper due diligence and research, one would never lose in the long term. Furthermore, I believe Jacksonville is one of the places people would start moving in to in massive numbers. I have already met so many people out of state in here, especially New York. The trend would continue on as the online work place keeps developing.

I would like to keep this post short and simply ask for anyone interested in connecting, exchanging knowledge, providing resources to please share a response or DM me. I will be extremely happy to speak or meet with any local Real Estate Pro.
