I'm just starting out and haven't found any deals yet (am looking) but am learning everyday especially when I take action. In my short time as a wholesaler I find that networking is king. Before I started wholesaling I spent my last three years networking for a small business and to build a small business for myself. 

Networking, if done right produces a snowball effect where new leads generate even more leads and it goes on exponentially. Just Be sure though to bring something to the table as well. It is just as (if not more) important to show what you can bring to a professional relationship.

In only a week of networking I have met two contacts that are potentials for the cash buyers list (or partner if I decide to keep a deal), one who introduced me to a hard money lender which opened the door to many potential cash buyers looking for a deal. 

This weekend I plan on networking is open houses in my target area, while I don't plan on wholesaling an open house on the MLS, they are a great place to meet real estate agents who have access to the MLS and can give you comps (a strategy I got from Brandon Turner's 'Investing in RE w/ Low and no Money Down' which is a great read). Plus, I can drive for dollars on the way. I hope this helps and I wish you the best of luck. Let me know if you want to connect and share ideas.

Hello Everyone,

My name is Sam, I live in Portland, ME and I am just starting a career in Real Estate. I'm brand new and hungry to learn. So far I've read several books covering real estate, business, and investing. I am ready to start the journey. My focus starting out is to build a wholesaling business. I think this is a great way to learn how to find deals, network, and build a team. 

Before transitioning to entrepreneurship I was a Government Contractor and spent four years in the Army. I always thought the only formula for a career was working full time, saving, and traditional investments. It wasn't till after reading books like "Rich Dad Poor Dad" and discovering the BP forums there was another way to make a living. 

I'm ready for the tough challenges ahead but am excited for the opportunity to learn more about real estate, building a business, and in the process discover a thing or two about myself. Thanks for reading and I look forward to connecting with all of you and getting to better know the BP community.
