I have been flipping for 2 years and i have used a few hard money loans. Most i have had a bad experience with inflated title fees and long closing time. Im looking for a reliable lender, loaning in florida (i know tough) and one who finances rehab. Im under contract on a good deal but my usual lender will not lend under 75k

60k purchase single family

60k rehab

190k ARV

Any help would be appreciated.
