Beautiful home with hardwood floors. Need a rehab inside but the shell is beautiful and has a HUGE lot. The backyard is beautiful with Brick pavers throughout, a large storage shed (Enough room and large enough to make it an additional studio) and on the other side of the yard, has a nice gazebo. This same owner has 2 other properties, a duplex, and an 8 unit that we are selling as a package deal for ONLY 300k, all clean titles. If you are interested in just this property or any others, please let me know. Thank you

We have several properties. This is an 8 unit building that sits on a HUGE lot. Each room was a 2/1. This building needs a full rehab. It has a great structure and bones but need love on the inside. Once it get love, it will cash flow like crazy as market rents are a minimum of 900 in this area, closer to 1200 each. We also have a duplex and a SFH that are all (including this property) owned by the same person and we are selling these as a package deal for ONLY 300k . First off Andrew, That is a very impressive portfolio you have! Congrats on all of your success! My market is absolutely flooded in South Florida for all types of investing. I am still actively doing deals in Florida, but I have ventured out into less competitive regions for a higher return on my time. I want to spend more time doing deals rather than finding them while I grow my business. In the areas where I am looking, there is a much better ratio of investors to potential properties which makes my advertising costs less, less time spending on finding quality deals, and more time doing deals and making money. I utilize the internet very well and I can basically find out anything I need to know about an area before I invest there. You can go on google maps and see the area first hand now and see the entire street where your potential property is. That is basically how I am able and comfortable doing business out of state. I would love to connect with you so feel free to contact me at any time. At this stage, I am all about creating a quality network of people around me. I love connecting with positive people who are at the level of success where I would like to be within Real Estate Investing. Thank you guys! 

Hello all! 

Is physically being present during a closing a MUST out of state (I would be wholesaling the properties)? I am in Florida and I own a Real Estate business called Home Hustlerz LLC but I am venturing out into other states like Missouri. I have a friend who is willing to help me out that lives in Missouri but he is not a business partner (although I said I would pay him a small percentage for helping me).

Question #1: Do I have to be physically present during closing (With me wholesaling the property)? 

Question #2: If NOT, can I have my friend sign under my business (My LLC will be the name on the contract where the check will be made out to).

If the answer is No I do not have to be present but also NO that he cannot sign for me, what are some of my options? Maybe do it all electronically with the title company?

(Sorry if I sound like a beginner. I am a beginner and I have just started my business full force in Florida!)

I saw you post this same thing on another thread. You are the first person to tell me it is illegal since I personally know of quite a few people Wholesaling. I have NEVER heard it was Illegal before and some of the TOP Real Estate Wholesalers on YouTube, Podcasts, etc... are living and doing deals in Florida. It doesn't make sense why it would be illegal as I have written documents that are signed by the seller and clearly state that I am assigning the contract to an end buyer. Never had any issues working with real estate agents or anything. I will check it out though. Thanks

@Account Closed Thank you very much! I have found the best way start a new business (as I have started quite a few and helped with many others) is to prepare yourself financially with AT LEAST 6 months of expenses and then, JUST DO IT!!! Seriously, dedication, drive, and consistency go A LONG way. You can do it! If you are ever in South Florida and need help with anything, feel free to contact me!

Hello Everyone! 

I have been a PRO member for about a year just learning as much as I could and I have finally taken the leap to become a full time RE Investor. I have created an LLC and done all of the necessary things to get started. I have started off wholesaling so I can learn hands on how this system truly works. If anyone has any tips or wants to connect with me, please let me know! I am a true hustler and I have built businesses from the ground up before. I have ALWAYS loved REI and now I am finally starting on my path. I already have a decent sized list of CASH buyers (Around 30) and I have been Driving for dollars, and about to start some Direct mail marketing. I am also setting up online lead pages etc..Probably through Investor Carrot or Lead Propeller as I've seen other members use both of those with success.
