What about multifamily, with one as a primary? Not for investor properties? 

Does anyone have any experience with receiving any grant funding, whether be it government or private sector? I've been looking at different programs, mostly through the government for areas that I'm interested in investing in, but have not really came across anything that I would be a candidate for. I've looked at things like the FHLB AHP, HOME program and CDBG funds. 


Would love to hear the experiences of other people if having received any grant funding for acquiring and or rehabilitating real estate property, and how you were able to do that.

Hi Mark, Columbus Ohio is a great market for section 8 rentals. I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio. Just this month, I’ve gotten under contract for my clients for multiple 20%+ cash on cash rental properties so there’s definitely tons of opportunity here. As a local investor and agent here in Columbus, let me know if you have any questions or want to connect!

Jonathan is right.  Be sure your company follows guidelines so you don't run into any trouble.  Having your own Va's seemed like a lot of oversight for me.  So far I just check a weekly report from my provider and it's been a real time saver. 

I've heard of that company Carter.  I almost went with them until I found another that includes seller lead lists for me and the dialer, tools etc. Been with them for about a year and it's worked great. I've been averaging 2 wholesales and a flip per month since.  My friend that originally told me about that company in COsta Rica ended up changing to the company I found.  Basically it's about the same cost but includes everything needed so I didn't have to pay extra for a dialer, lists etc.  Pretty cool all in one, they've definitely won our business.  They also say they'll call my lead lists for no additional charge but I've yet to give them anymore than the 10K they include.  


 Just coming across this on my search for the same thing! Do you mind sharing the company you a are using, and being this is a pretty dated post, are you still with them?!   Thanks 

I have a Wyoming LLC, can I do (1) wholesale deal in Illinois under that LLC?

Also, what is the best contract and way to assign a deal in Illinois? 

Any feedback of knowledge would be super helpful.

I'm new in the space and would love to connect with anyone with wholesale experience in the bay area, or CA in general. 

I have a potential deal I'm eyeing and have some questions about how the transaction and specifically to this market. 

Hoping to hear from someone with experience! It's been difficult finding wholesalers in this space to connect with.

I didn’t draft a purchase contract. I believe the lender will coordinate all of that and get a title and escrow company

Nope I’m just wondering what the common items are for closing costs and which one’s for the buyer and which one’s for the seller 


 Seller wouldn't have fees to pay. You would be responsible for the cost which could include Title and Escrow Fees, Lender points, appraisal (if any). If I were in your shoes I would request a fee estimate from your lender  

Hi Erik, why wouldn't' seller have to pay any closing fees? Is it typical for a buyer to take on seller and buyer closing costs/ fees when doing a seller/ buyer transaction involving a wholesaler?

Yes, on the history tab, the most recent seller is listed, but either just a name or LLC name, no other info - and with the skip trace, it only has info for the current owner - not the last seller.   

Is the listing agent from the deal listed on Propwire, or are you sourcing it from other platforms, ie; Zillow, etc?

On Propwire, when looking at fix and flips it only shows you the current owner, not the investor who bought and sold to the current owner. How can I find the investor's info who recently bought and sold to the current owner?
