Can you give me an idea of the CAP rate near Mooresville, NC (north of Charlotte)? I am thinking around 5.5 CAP, but want a 2nd opinion.

5-20 units

class C building

mixture of 2 beds/1 bath, 1 bed/1 bath

Post: Self Storage Technology and Hardware help

I am new to the self storage business.  Please bear with me as I ask some stupid questions here.  I have an opportunity to have a complete technology overhaul (management, merchant, access control, gate) on my self storage property.   However when I did my research, there was not much competition other than Storable (EasyStorage, SiteLink, StorEDGE, sparefoot).  They pretty much monopolized the industry.  Although they won back to back ISS awards, the consensus is that their customer service is extremely horrible (especially StorEDGE).  This would be a problem, because I am very green here and definitely need some hand-holding during the implementation phase.  I thought about getting StoragePug and integrate it with SiteLink.  However SiteLink requires a PC running 24x7 which I want to stay away.  So I am stuck and would like to get some insights from other owners.

Also I am a bit confused on the components as well which vendors do what.  Based on my reading, it seems like that I would need a management platform (i.e., StoragePug, EasyStorage), an access control system (ie. SiteLink), a gate system (ie. Opentech, Spider), and the gate hardware (no idea here).  Does that sound about right?

@Mark B.Thanks for the insights.  There is one central heater for all the units.  Do you know which companies are specialized in these?

I have a multiunit property (8 units) in NC with central water, gas, electric.  Does any one know a ballpark figure to separate meters for each utility?  I want to find a way for tenants to pay the utilities.

I am a local investor in Greensboro and I love the area. I am making the jump from SFR to MF investment but don't have a clue about the million dollar question. Yes, I am well aware of the issue.  The seller and I are not agreed to the closing property value.  I asked for about $260k credit at closing due to occupancy drops from 97% to 83% in couple weeks, and the seller freaked out and want to terminate the deal.  

I just read an article about this.  Does anyone heard about or has practiced this?
