Hello Bigger Pocket fanatics!

So, I am here to present an overview of an off market deal I have access to at this very moment, and looking for someone who can help me close this deal. I am a local Realtor , and Investor myself. I live in southborough and I own a 3 family property in Clinton,MA and have participated in other flips as a realtor and advisor. 

The deal I have on the table is for 16 units. Asking price of 920,000

4 -1 bd units

12- 2 bd units

current rents are below market but the NOI is currently estimated at $91,663 (before debt)

With my knowledge of the market based on jobs, available and comparable housing, by staying just below market rents, we would at 138,000 NOI before debt. That is playing it very safe because it really does not take in to consideration more advance techniques of raising Gross Total Income. the investment needed at 25% down is 230,000 if we cant negotiate it down. plus an additional 320,000 in total repairs. Being very generous at 20k per unit (contribute to inside and outside renovation). More details through private message.

I am looking for an partner (investor) who will be guaranteed a preferred return on their money, + a percentage of the remaining profits. Exit strategy in place as well.

Hey!

My name is Sam Dias, I am a Realtor with RTN Realty Advisors in MA. 

I have a client with a property under agreement, that they are going to back out of due to the amount of cash they will be needing to get the deal done. A difference in 30k due to different reasons. 

I believe this property is worth it in every way though based on the cashflow opportunity it presents in an up and coming market in my local area. Property prices are going up at a 10% clip. 

I am looking for a hard money lender or Private money to get this deal done, willing to pay good interest if numbers work out. 

I have a 3 family that is fully rented at the moment, and no i dont live in it. Vantage credit score is low, but fico should be around 628 due to high credit card utilization rate and i have new accounts in the last 2 years, but no missed or late payments whatsoever.

Please message me for more info regarding this property if you are fast and believe you can make my credit situation work.

Property net cash flow is of 2200+/mo.

Hey, trying to put together this puzzle, and make the contacts that can help me get this done. I currently own a 3 family in mass. 1 year in, not enough equity to refinance just yet. Looking to acquire a 2 family house that is really a single family with an in law. Seller wants 450. 2800 sq ft, not including 1200 sq ft in law. This house comes with a buildable lot attached (needs to be separated) that is worth 145k. One of the best neighborhoods of an excellent town. Million dollar properties abutting house and buildable lot. I have an FHA on my 3 family, and wouldn't be able to pick up this property for less than 20% down. Through bank, they dont accept seller financing on the other portion. With repairs this house could be 650+ after the conversion to single family. I'm looking for a private lender that would be able to finance this property in a 75% after repair value with 3k/ monthly or less, and full due in 1-2 years. Anyone out here who can assist me with this? In Massachusetts. Credit low only due to card utilization. Could pay off and be 700+ in 30 days or less
