Hi, getting ready to send a lease over for a MTR, mid term rental, that I market on Furnished Finder. I primarily find solo individuals like travelling nurse or an individual who has a 1 -3 month job in my area.  The unit is attached to my primary home, has it's own entrance and fully functional, about 400 sq feet, but is part of the dwelling and I prefer for it to be lower key.  Is there anything I can add to the lease to ensure I don't get a tenant who might have extended visitors?  What I'm trying to protect against is a spouse or friend coming in where a few days turn into a few weeks or worse yet, they have plans to have someone undisclosed to  move in full time.  Can I legally limit or prohibit "overnight" guests. I want to have some flexibility should they have a spouse or friend or family member come visit them while they are away on assignment, but I don't want a visitor to become a full time second occupant.  Can I legally write limitations into the lease in this situation?  I'm in CA.

Hi, looking to claim the real estate professional for tax benefits.  I have a variety of qualifying activities on a part time basis that will qualify me, but am thinking of adding LSA (loan signing agent) to the mix.  Can anyone clarify if this trade of work qualifies for "real estate professional" ?

@Sam Yinir it’s in Santa Rosa. The rental has been on cruise control for some years, so clearly, I need to get more acquainted on this subject and more. I’m about to embark on some new acquisitions, so I’m kind of dusting off this existing property at the moment. Thanks for your help!

@Sam Yin thanks. Yeah, I’m going to do a 5% increase. In CA, 30 days notice is ok? I just double checked and it looks like 60 day notice only necessary when increasing 10% or more. Is this right?

Hello, I have a solid tenant in place for the last 4 years. The one year lease expired and moved into a month-to-month.  I've decided it's time to adjust the rate up and plan to give them 60 days notice.  Is there a letter template or outline available that could be helpful as I set out to write a letter informing tenant?  Would be helpful, but also want guidance on what I should or should not say, and any legal requirements, if any.

Hi,

Currently work a full time job that takes plenty of my time. I've passed the test and only have a few months to get licensed before it expires, so I will be sure to not let that lapse.  At this point, I don't ever see myself becoming a full time agent with big sales goals.  I may do some part time for family and friends and use it to find myself some investment property.  As I go to hang my license with a broker, what advice do you have?  Do they care about this or do they only want high performers/revenue generators?  Are there brokers that are better fits for me?  How do I find them?  Thanks.,

Hi, my mother in law rents out one of my homes. She has had a hard time financially and we have decided to rent a room out. So far we have it in Craigslist and Facebook marketplace. It’s been slow going and I need to increase exposure. Suggestions on where to list for room rental? It’s available either furnished or unfurnished. Thanks.

@Ryan Dossey so agree with you. We’ve definitely checked in with her circle of friends for opportunities / referrals. Unfortunately it hasn’t yielded anything.
