Post: Anyone have a good contact for a 6-12 month loan

I am looking for lender that would be able to do a loan for me on a 4 unit for 70k. I am having a hard time finding a place that will loan on the smaller loan amounts usually anything under 80k. Looking for a 6-12 month loan. Any help is appreciated.

Congrats, I remember when I turned 21 and had purchased my first duplex. I had to do a lot of the work my self and remember a lot of times skipping going with my buddies to work on my rental property. I am 37 now and have enough rental income that I can relax and pretty much do whatever I want. Stay the course and stay focused. You started young enough where you have plenty of room to grow your real estate investing business. It might not seem like it now but that hard work you do for the next 5-10 years will pay off big.

Landlordlocks.com is awesome. I always buy extra cores and have 1 key for 100s of doors. Takes only a few seconds to switch out cores when a tenant moves out or they lose a kay. I will never switch back to another system.

There is a nice 8 unit property across the street of mine that has been shut down for a while and is probably in foreclosure. I looked up the lender in the mls and it only shows private lender on it. I wanted to try and find out who owns it or which bank. Does anyone have any ideas on where I can start to find out a contact for it.

Try Mileiq app for iphone. It tracks everywhere you drive and then you can sort by personal and business. It great app.
My recommendation would be to not be over leveraged, keep reserves, and also keep funds to be able to scoop up good deals when things go bad. If you are planning on buying make sure to get a real good deal, don't settle for something just to add to your portfolio. This will get you in trouble if you feel that there is something bad around the corner. Aim for as much cashflow as possible unless you have a lot of reserves to weather a bad cycle.

I had a tenant call me Inquiring about a unit asked me the usual questions and then asked me about the address. After I gave it to them, the tenant asks can you come pick me up so I can look at it. I had to tell them I am sorry but we don't operate a taxi service just rent out properties and then they hung up on me.
Donald that is so true. Bad tenants will wreck a place and fight you on getting their deposit back. Most bad tenants know the law regarding it and to make it worse there are attorneys making living off landlords not fully complying with the security deposit law. So for me its totally worth doing the move in fee.
