What metric would you use to determine if you have to many rentals in one city and it time to Possibly start looking elsewhere? Is this even an issue to be concerned about. I was always told not to have all your eggs in one basket. Does this make sense for real estate?

Cut out all of it and replace it. If there is a crack in it there is a good chance it runs the length of the pipe. Have had this problem a number of times.

I currently own 32 units spread across different properties in a city about 30 minutes south of Chicago, mostly Section 8 tenant occupied. I was looking for a management company recommendation for this area. Any help would be appreciated as its hard to find a decent one.

The person I had in mind is my handyman and I have been using him for the last 7-8 years. The reason I don't want a property management company is because it will cost me more in the end. Since I have been working with this individual already, he understands what I want and what I expect. My other issue is my units are spread over 20 properties and a couple of management companies I talked to weren't interested because of that.

I am in the process of hiring someone to handle my day to day workings of managing my rentals. This would involve taking all tenant calls, meeting prospective tenants, handling inspections, coordinating repairs, move ins and move outs etc.. Their job would be to manage 40 units for me. I am having a hard time figuring out what would be the best way to pay this person. Anyone try this before and what was your experience. I don't want to go the property management route as I have heard some horror stories.

I was starting to look into hiring a property management company to manage my portfolio. What types of questions should I ask when interviewing a potential company? Also what downsides can you share that you have had working with a management company vs self managing. I have been managing my rentals for over 15 years and wanted to free up some more of my time. Is there a specific company anyone can recommend for a south suburb of Chicago that they are using and are happy with.

I received a call on Wednesday from the city that there was someone shot and killed in one of my units. I have been doing this for about 15 years and this is a first for me. Supposedly there was some type of disagreement between my tenants son and some other person that came over to their home. The police department has locked me and the tenant out of the unit and hasn't given me an answer on when the tenant or I can get back in there. They want the tenant to move which is ok with both of us, but they are saying that they will arrest anyone that goes into the unit. Has anyone had to deal with this in the past and if so how long was it before you were able to get back in the unit?
