Hi I'm buying a property remotely. Currently has a lockbox on it from realtor representing seller. I need to work out how to take possession with another lockbox put on it with my own key.

I have a local contractor. My current thought is to have him buy another lockbox and put it on at closing.

Or do I get the key to the realtor's lockbox at closing (I assume it goes to the underlying door)?

I have a list of potential seller finance buyers I'd like to send to a property for a showing. Property is habitable but requires about 20k to make new. The property is several hundred miles from me in another state. It currently has a Supra lockbox on it from the realtor who sold it (I'm the buyer, the realtor does not represent me).

I was thinking to schedule an open house the following Saturday and pay my handyman to walk the property at the same time and do a repair estimate during those open house hours.

If you guys have other ideas for how to remotely show a property I'd love to hear it.

One youtube video said it may help them see your perspective for an appraised value. I have my doubts but wanted to ask.

Edit: I also have a local realtor who does BPOs for me. They are informal though, a simple quote over email.
