First purchase was straight out of school.  3 bed 2.5 bath townhouse at the peak of the market in November of 2007 for 205k in Grayslake, IL.  Probably dropped to about 50k in 2010-2012.  Worth about 180k now.  I owe about 90k on it and have rented it out for 10 years. Cash flow positive but still not to peak market value yet. This wasn't an investment but turned into one...not a good one but one I still have.  

First actual investment was much better. Bought for 40k and sold for 178k. Was forced to sell due to deconversation. This was in chicago loop.

I think we will be seeing a lot more of this.  Maybe not exactly this but this #freerent movement is spreading quite fast. I live in Illinois so that's nothing to brag about in terms of how landlord friendly the state is but California seems quite ridiculous.

They need to waive property taxes and mortgages if they even want to think about doing this.

@Theresa Wang Get a better agent.  That is not acceptable. Even with minimum due diligence, you can figure out if something is fake or not. 

Yes it is a crime but you might have to wait till everything gets up and running again before you can evict. Sorry for your situation.

if inspection & attorney review & repair & appraisal are all complete, you are probably past the stage where you can negotiate price. You may have to threaten to back out but you might be risking your earnest money.

I use traffic master from home depot. grip strip.  It is slightly more expensive but it looks nice, holds up well, and I know it will be there if i need a few pieces to repair.  A heat gun will easily lift it and you just plop another one down. 

LVT is very thin and hard.  I would recommend an underpayment with vapor barrier just to give it a little bounce. 

For personal home, we used coretec for playroom/basement.  It is quite a bit better and has built in underlayment but price is on the higher end.

@Connie Chan Depending on where you are...evictions are being paused currently. It is always best to work if out if you can and come up with payment plan.  Seek eviction as last ditch effort but only do so once they allow evictions again. Good luck

While stocks will surpass its current value...it is highly likely they will test the lows again and below.  The stimulus has more or less been built in already and the true economic numbers have yet to come out.

At age 37 it doesn't really matter since you can dollar cost average at this range or below and be just fine.  Would not consider stocks "cheap" now if you were anywhere near retirement or needed the funds.
