Tell us a little more about your shed. Just the act of taking pictures of the shed might scare them off, knowing that you are actively pursuing information.

If you're struggling to secure any interest than your unit is either not attractive to potential tenants, or not competitive. How do your rents compare to other units in the area?

I invest out of state, but 12k sounds crazy. For sure it would be worth visiting the area and checking it all out thoroughly before you make any further deliberations.

I wouldn't want to invest in a stagnant market,but if you need to have contact with the unit and proximity, then perhaps it's a necessary evil.

Very interesting! I look forward to seeing some responses to this. Your situation is very unique. I wouldn't have put myself in a situation like that personally, but maybe that's why I haven't made a ton of money in REI, too cautious.

Naborly has worked for me. 

I know a guy named Vacasa. Terrible dude, always borrowing stuff, never shows up to neighborhood barbecues, that kind of thing.

@Account Closed, why not? It's about as relevant. Seeds for planting is the standard metaphor used for investment capital. Why not discuss seed planting here in the forums? I am sure we can connect this back to the original thread in due time.
