Jessica Hoffpauir (Rayburn) at Capital Title is the only one I use and she has an excellent reputation within the local investment community.

Pretty cool how many folks started in trading/stocks/similar.

I started trading futures when I was 21 and traded up until I was 27.  Below is what I used to stare at all night (I worked 60+hrs a week during the day, slept when I could and traded the London session at night)



After six years, I still wasn't very profitable and emotionally sick of the +/- $2500+ daily swings so I spent a day flying from out of country to Toledo, Ohio to have some beers with @Andrew Fidler (highly recommended) and didn't leave before putting a few offers in.

It's hard to believe that was actually seven years ago.  Real estate has been good to me and I hit what I considered financial freedom at 30.  Everything afterwards has been gravy.  Wish I would had started earlier but glad I started when I did.

When in doubt, jump in and take action, keep an open mind and keep pushing.

Heck yeah @Jeff F. - great job, glad you updated us and more than glad you stuck with it.  This **** ain't always easy but its almost always worth it.  Nice work.

@Bruce C.  Good to hear from you.

Sorry to hear on the Airbnb but its understandable.  Things will turn back around soon enough.  Congrats on getting the occupancy up to where it was before all this **** hit the fan.

Things are OK so far.  As you mentioned, I think I'll see more of an impact later this month/by May.  Reserves are OK right now, so I'm embracing things now and looking forward to things getting back to normal, as I'm sure we all are.

Great update @Bruce C. glad to see AirBnb #2 coming along.  And I hear ya on the credit score and getting that out of the hole after taking on the short term debt, what a pain but always good in the long run.

Hope you've been well - I've taken a break from BP/real estate, bought some fun toys this Winter and am looking forward to Spring (up in the Pittsburgh area now).  I'm still back in the Houston area every few months, will need to hit you up on the next trip and grab a coffee/beer in Galv.
