I would buy a duplex or triplex as my primary residence.

If you think Zillow is a accurate source for pricing houses, especially in Buffalo, then you should not be in the real estate field in any way.

When dealing with listed buildings I do most of my negotiation before writing things down on a purchase and sale agreement. Unfortunately the negotiations are done through the seller's agent because the agent is too insecure to allow direct communication. Everything is done over email.
Once we are in agreement on terms, everything is written into a contract. Don't tie up your earnest money and force the seller to take their building off the market while you negotiate. It is a waste of everyone's time.

There is that limit when getting fanny mae or freddie mac loans. If you want to get more than that, start talking to a portfolio lender. Basically a bank who lends money out of their own portfolio. I would recommend doing this just after you have bought your first few houses as portfolio lenders are much easier to work with.

The apartment is yours until the 28th. If the landlord doesn't like the smell of the apartment before then, tell her to go pound sand. When you move out on the 28th, take the smell with you or expect the landlord to take it out of your deposit.

Start shopping for a new management company. Charging for unoccupied units is not typical, but it does happen as you have found out. Early on in my investing, I had a manager doing that. He basically had no incentive to find a tenant.
