4 unit $540k montly rent $5200 input...

I'm looking for my first property

There's a 4 unit 1300ft each, all with 2 car garages.  Asking $540k, monthly rent is $5200. Building is 10 years old, in good shape. Good neighborhood. Tenants pay all utilities.

I was thinking that if I paid $500k and lived there for a year with an fha loan. And then move on to my next after a year or two. Thanks for any advice.
