@Aaron T. reflecting on what you're experiencing now, how many road signs / postcards or other metric has to be placed before a contract has been executed and a property purchased / flipped?

It looks like my hunch was right. I live in the most competitive market in the country; Miami, Fort Lauderdale is the craziest place to work on finding a 'deal' that has enough meat to flip for a profit. If you can make it here, you can make it anywhere.

You don't need a Realtor. You can easily pull comps with the county appraiser website. I wouldn't even consider pending sales on the MLS as these things fall through all the time. Just look up the county in which the property is located and google "[Property's County Location] Appraiser" and you're good to go my friend.
