Hello BP! 

I'm in the process of purchasing my first duplex in Penns Grove, NJ. I need a thorough and reputable home inspector that works in the area and that would be available to do some work early next week, December 8th or December 9th. Any solid references would be greatly appreciated, Thank you!

I made an offer on a duplex and my offer was accepted! Now, I'm in the process of purchasing my first ever investment property in South Jersey! I'm extremely anxious and nervous at the same time but super excited overall. I will make a separate post on the deal once everything is set in stone... Anyway, I'm looking for a bulletproof lease agreement that I can use for when I start to rent my property. I've seen a few online but I wanted to know if you guys had any suggestions. Please advice!

Just an update- I decided to pass on this house because after doing some more research on the property, I found out the son of the woman that was brutally murdered in the house died in the same house 2 years later at the age of 54. I tried finding out the cause of death but with no luck. I would really hate to be working in the house at night one day and hear some random noise come out of nowhere.... I've seen too many horror movies and know what's going to be coming next and to be honest,  I'm just not down with that :)

Hello all BP! 

I'm new to the real estate market and looking to invest in some multi-family rental properties in NJ/PA. I joined bigger pockets based on a recommendation from a fellow BP Pro real estate investor and I couldn't be more thankful that he did! There's so much information on here that I wish I knew about this before signing up for one those real estate "guru" seminars (it wasn't all bad... the lunches were great!) I guess you live and learn.  Anyway, it's great to be a part of this community and I'm looking forward to learn and hopefully share some successes in real estate with each and every single one of you.

I like the remodel to make it new physically, but the downside on this house is emotional in nature... 

So while I am not overly new agey or religious, I would go with some sort of secular or non-secular blessing or symbolic ceremony just for good measure to share that not only is the crime scene long covered, it has even been remodeled in a  psychic or spiritual sense... cleansed as it were.. .

I might even match the ceremony it with the demographics of the area, whether they are traditional Catholic house blessing or feng shui types.... be worth the time  and expense IMHO.... It may all placebo effect but as they lay awake at night thinking they heard something, they can rest assured and  know the ghosts have all been banished....
