My Rental property in New Brunswick, NJ  got burned in a fire accident, it has been 2 weeks, now, Adjuster has visited. What are the next steps?
Can I get it cleaned, or do I need to take a permit of some kind?

We own a property under LLC in Lorain OH. We need to send a notice to one of the tenants due to non payment of Rent and also in case may be to evict them.

We are New Jersey investors and we are looking to buy property in Pennsylvania. We have been advised that if you have an LLC then we will not have to pay the transfer tax twice. Can we do a New Jersey LLCN avail of the same benefits or do we have to have a Pennsylvania LLC to avail of the benefit of minimizing transfer tax.

We missed getting our tenants filled up W-9 forms during the rental application in NJ. Now we need them for getting a Landlord tenant account.

What are the consequences if Tenants do not fill the form? How this will effect the eviction or any other Landlord/Tenant issues.

Also what are the consequences if we do not get a landlord- tenant account. And what are the solutions for these.

We need a lender who can finance or do a cash out refinancing for the properties in NJ. Properties are owned by an individual (50%) and IRA account (50 %). We are looking for a non recourse loan. Properties are already rented.
