@Chris Montalvo yes it work, but does depend on state laws and check with your title. Have the first seller and end buyer schedule closing at same time but different rooms. In fact you can have the end buyer pay for title policy (often called pass-thru). Just make sure all transactions happen in same day.

@Sydney Tiffany these days we are lucky to have 3rd party companies providing licensed mls comps. Therefore, it’s more easier than ever to get cma without an agent. Just search for your city’s mls software vendors.

@Juan Alvarez yes speak to a small bank or a credit union first. If your credit is not established or not good, go with hard money lending - they do asset based lending.

@Candace Noel residential mortgage loan originator. If you are selling properties within an entity or you are doing multiple properties in 1 year - RMLO is mandatory.

@Jhirae Talmadge yeah auction.com acts as a trustee to sell bank owned properties. You may not get option period. It’s advisable to buy pre-foreclosures or foreclosures when you have few under your belt instead of your first.

@Shawn Harvey if you plan to sell the note, make sure to use RMLO company to qualify your renter. During closing account for prepaids - taxes, insurance, hoa. I use a servicing company for monthly payments and deduct TI. The PI will be deposited to your bank

@Juan Alvarez get your prequalified letter first, you can get this from your existing bank who you bank with or just find a mortgage broker. An agent will want to see your prequal before writing offers. Closing costs are different from lender to lender. If it’s traditional mortgage costs maybe similar, however if it’s hard money or local bank they make be higher because the service the loan themselves.

@Steven Coppola from motivated sellers. These sellers can be pre-foreclosure, tax delinquent, probate etc.
